When you are buying or selling a property you will have to speak to many people including Estate Agents, Mortgage Brokers, Building Society Staff and other buyers and sellers.
During these conversations, dates for exchanging contracts and most probably completion dates (i.e. moving dates) will be mentioned to you. Please DO NOT take action, for example booking time off work or booking removal vans etc, in reliance on any other dates mentioned to you by anyone without reference to us. We shall of course make every effort to assist your choice of moving date but as there are factors in the Conveyancing process beyond our control, your choice of date may not always be achievable and it would be prudent to keep a list of dates available when you are able to physically move, and to ensure that your selected removal firm can move you on those dates.
When purchasing and selling it is important to realise that all outstanding matters are dealt with. On your purchase we have to be in receipt of the replies to the searches and enquiries as well as a written mortgage offer, if applicable at least seven days prior to the proposed completion date. On your sale we have to be in receipt of an up date redemption statement/s from your current lender to be able to redeem your mortgage/s on completion.
There are three main stages to buying and selling a home:
- Both parties agree to the purchase/sale price, but at this stage no one is legally bound by the transaction.
- Both parties exchange contracts committing themselves to the sale/purchase at the agreed price and for completion to take place on the agreed date.
- On the agreed date the sale/purchase is completed money and keys exchange hands and the seller moves out and the buyer moves into the property.
